Join Wash West’s RCO meeting virtually to learn about a new, proposed project at 611 S 7th Street.
For the erection of an addition above an existing attached structure to include roof deck and a pilot house. Size and location per plans.
For the proposed uses of Religious Assembly, Educational Facility, Community Center, and Multi-Family Household Living (3 units), with accessory structured parking for twelve interior accessory parking spaces at 1st floor, including 1 van-accessible ADA parking space, and nineteen bicycle spaces, including fifteen Class 1A spaces.
Reason for Zoning Refusal:
Section 14-305(6): Nonconforming Structures
Nonconforming structures may be expanded or extended, provided that the expanded or extended area (a) complies with all provisions of Section 14-701 (Dimensional Standards) and Section 14-702 (Floor Area, Height, and Dwelling Unit Density Bonuses) applicable to the zoning district where the property is located, (b) complies with the provisions of this Section 14-305(6) (Nonconforming Structures), and (c) does not increase any existing
nonconformity. Whereas the vertical expansion would increase the existing non-conformity, which is prohibited.
Section 14-305(6)(d) Nonconforming Structures
Where a rear wall does not meet a rear yard minimum depth requirement, a vertical extension of that wall is an increase of that specific nonconformity, and is not permitted. Vertical extensions of a rear building wall that do not comply with minimum required rear yard minimum depth or yard areas must meet the requirements in Tables 14-701-1 through 14-701-3.
Section 14-604(5) Roof Decks
Roof decks are permitted for residential uses in all zoning districts. Roof decks for non-residential uses are prohibited, except in the CMX-3, CMX-4, or CMX-5 district, where special exception approval in accordance with the procedures of § 14-303(7) is required. Whereas, in addition to the Residential use, the proposed roof decks would be accessory to the Religious Assembly, Educational Facility, and Community Center uses, which is prohibited.
